Fire Prevention Measures for Electric Vehicles and Batteries

Dear Valued Residents,

First of all, Q2 Thao Dien Management Office (“MO”) would like to send our respectful greetings and best wishes to Residents.

Recently, fires involving electric vehicles (including electric bicycles, electric motorcycles, and other battery-powered devices) have been increasing and becoming more complex. In particular, fires involving lithium batteries are extremely difficult to extinguish due to the risk of thermal runaway, which may cause reignition even after the initial fire has been suppressed. Such incidents can spread rapidly and pose serious risks to life, property, and the overall safety of residents.

To enhance fire prevention and firefighting measures and ensure the safety of all residents, the MO would like to inform residents of the following:

1. Designated Parking Area for Electric Vehicles

The building has designated a dedicated parking area for electric vehicles (electric bicycles and electric motorcycles) at Parking Level 3A. This area is clearly identified with signage and separated from other parking zones to maintain safe distances, facilitate monitoring, and enable prompt emergency response in the event of an incident.

Residents are kindly requested to park their electric vehicles only in the designated area.

2. Strictly Prohibited Actions

• Bringing electric vehicles, e-bike batteries, detachable batteries, or any electrical energy storage devices into elevators to transport them to apartments for charging under any circumstances is strictly prohibited.
• Unauthorized connection to electrical power sources, extension of electrical wiring, or use of common-area power outlets for charging electric vehicles or battery-powered devices.

3. Recommendations

To ensure safety, residents are encouraged to use dedicated charging stations located outside the building, such as the Vincom Commercial Center, or other facilities equipped with certified and compliant charging infrastructure.

These measures are intended to protect the safety and property of all residents and the building community. The MO kindly requests all residents to strictly adhere to the above requirements and to remind their family members, visitors, and guests to do the same.

Tăng Cường Công Tác PCCC Đối Với Xe Điện Và Pin Sạc Tại Tòa Nhà

Kính gửi Quý Cư dân,

Lời đầu tiên, Ban Quản lý chung cư Q2 Thao Dien (“BQL”) xin gửi đến Quý Cư dân lời chào trân trọng và lời chúc sức khỏe.

Hiện nay, các vụ cháy liên quan đến xe điện (bao gồm xe đạp điện, xe máy điện và các phương tiện sử dụng pin sạc) đang ngày càng gia tăng và có diễn biến rất phức tạp. Đặc biệt, cháy xe điện thường rất khó dập tắt do phản ứng cháy của pin lithium – loại cháy có thể tái phát nhiều lần dù đã được dập lửa ban đầu. Điều này gây nguy cơ cháy lan nhanh, ảnh hưởng nghiêm trọng đến tài sản và an toàn của cư dân.

Do đó, nhằm tăng cường công tác phòng cháy chữa cháy (PCCC) và đảm bảo an toàn cho toàn thể Quý Cư dân, BQL xin thông báo:

1. Khu Vực Đậu Xe Điện

Tòa nhà đã quy hoạch khu vực đậu xe dành riêng cho các phương tiện sử dụng điện (xe đạp điện, xe máy điện) tại khu vực bãi đậu xe tầng 3A. Khu vực này đã được lắp đặt biển báo nhận diện và phân khu rõ ràng nhằm đảm bảo khoảng cách an toàn, tạo điều kiện thuận lợi cho công tác quản lý, giám sát và xử lý kịp thời khi phát sinh sự cố.

Ban Quản lý kính đề nghị Quý Cư dân bố trí phương tiện đúng khu vực quy định.

2. Nghiêm Cấm Tuyệt Đối Các Hành Vi Sau

• Mang xe điện, pin xe điện, pin rời hoặc các thiết bị lưu trữ điện vào thang máy lên căn hộ để sạc dưới bất kỳ hình thức nào.
• Tự ý đấu nối nguồn điện, kéo dây điện hoặc sử dụng ổ cắm sinh hoạt tại các khu vực chung để sạc phương tiện, thiết bị sử dụng pin.

3. Khuyến Nghị

Để đảm bảo an toàn, Quý Cư dân có thể sử dụng các trạm sạc chuyên dụng bên ngoài Tòa nhà như khu thương mại Vincom hoặc các địa điểm được trang bị hạ tầng sạc đạt tiêu chuẩn an toàn.

Các khuyến cáo nêu trên nhằm bảo vệ an toàn tính mạng, tài sản của chính Quý Cư dân và toàn thể cộng đồng cư dân tại Tòa nhà. Ban Quản lý kính đề nghị Quý Cư dân nghiêm túc tuân thủ, đồng thời phối hợp nhắc nhở người thân, khách đến thăm thực hiện đúng quy định.
